Hanes Mall & Friendly Center ownership files for bankruptcy

pre-pandemic I wondered if malls couldn't convert empty wings into hotel/entertainment locations like Great Wolf Lodge. Bowling, IMAX, that kinda shit. Things that people cant buy on the internet.

I grew up in Dallas and MANY years ago Love Field was the main airport. When DFW opened Love Field was only dedicated to Southwest Airlines and also some private plane stuff. They took a large area of the vacant section and turned into an entertainment facility called "Love". It was Ice skating, roller skating, arcade, disco and food court. Obviously for younger people but not a very good location. Not sure how long they lasted, I only went 2 times.
 
warehousing is one adaptive reuse that might actually work

another I've seen work for big box stores (but less full shopping malls) is those indoor gyms for kids birthdays (like what mdmh is talking about)

A former Wal-Mart near me was converted to a Planet Fitness and an indoor rock climbing gym, I thought that was a pretty good use of the space
 
They'd have to give the county a sweetheart deal but why couldn't it be converted into a massive educational complex? Not sure there is demand in W-S right now but if you need to build a small college campus or massive secondary school I think it would work well.

Basically just relocate Forsyth Tech and morph into a mega trade school. 0% chance of that happening but I think it could work. Hell you could even use some of the space for student housing if you wanted to.

CBL has been expecting this for 3 or 4 years now. I worked on a project implementing software with them a few years back that was delayed multiple times on their end due to concerns about their long term financial viability.
 
in Lynchburg Liberty U owns the mall (next to campus) and has relocated a lot of things there, including their online school infrastructure which I believe is the biggest online school.
 
To those familiar with commercial real estate, how do you determine the value of retail zoned property when the retail on that property is dying?

How does who determine the value ? The tax assessor, the property owner, or a potential buyer ?

For most buyers in the market it would be the price that meets their expectations for a return on their investment, whether they intend to run the property as a mall for as long as possible, renovate the building for an alternate use, or tear down the building and redevelop the land with a new use.

The short answer is "The Market."

There are plans to convert the former Bristol, VA mall into a casino complex. The tickets for the races may become scarce again but whether the stands will be full is a different story. "Honey, I swear I was just in Bristol for the racin'".

data centers and cloud storage processors is another potential use, though I don't know enough about what those things need other than space, so perhaps not
 
They just opened a Planet Fitness and Dick’s Sporting Goods / Golf Galaxy in the former Sears location near us this weekend.

Sears had a giant DC in greensboro back in the day - pretty sure the postal service took it over along the way. That seems like another good warning sign.
 
It’s not hard to imagine Hanes Mall quickly falling into disrepair and becoming a creepy, abandoned space.
 
Hate to hear that Hanes Mall may not be long for the world. Lot of fun memories from there when I was a kid and then later at WFU. Although it was never the same for me after they took out the little bridge that used to cross over a water feature in front of Belk.

I stopped in there on a trip through Winston maybe four or five years ago and all seemed well. . . . guess things have gone downhill since.
