Yes but Manning also doesn't know how to coach bball or dress himself so are those the same thing?

Yep, its a pain. Due to my wife getting a new job recently (which is why were moving back to Winston) and me intending to transfer school districts this summer since we're moving, we had to do a bunch of financial gymnastics in order to get approved. Luckily we had enough cash to make up the difference.

However we just got our inspection completed, and there 2 or 3 major and bunch of minor issues, that the seller (its a complete flip) may or may not be fixing. So that's going to be fun to figure out. Oh and we're suppose to close in less than two weeks. Fun times!

Your last paragraph is why I have not been a big fan of flips from the next purchasers standpoint. Glad to hear that your inspector caught that stuff. The flippers want to get enough done quickly so they can sell. So sometimes they cut corners, especially if it is something hard to see.
 
my friends bought a flip and have had to do so much un-flipping or fixing it's ridiculous. depends on the flipper probably, but i wouldn't buy a flip.
 
At least in NC there is the due diligence period where you can pull the offer. Hopefully that period has not passed for you brasky, especially if they’re playing hardball with some serious inspection findings.
 
Wife got me an ice cream maker for my bday and I love it. Been making Clementine sorbet all winter.

We've never made sorbet with ours, and it now pretty much lives in the cabinet (cut down on sugar/dairy). I'm going to propose this ASAP.
 
Good luck on the adoption front, Barca! We have a surprisingly (to me) large number of friends that have adopted (at least 3-4 people we know fairly well). In fact, one family just had their adoption finalized today so they were finally able to post pics of their kid on the FB.

Same here. There is a ton of flipping going on in Durham right now and we looked at a bunch of cool renovated older houses but were just too concerned about potential issues or cut corners. Many of these houses are 60-70 years old and unless the developer has a really extensive track record it’s hard to say what is really underneath. Sometimes the Zillow listing actually includes the Google street view from prior to the renovation and some of the places were in absolutely shocking condition.

I'll still never understand why a guy that tall would wear a 4 button suit and make himself look even taller.
 
What year are those Manning pics? I feel like he has upped his wardrobe game since year 1. I have barely paid attention though.
 
Good luck. It's tough. Far more work and money than it should be, and some of it will leave you feeling sort of gross when you realize many agencies have turned it into a very profitable business. But none of that is the kid's fault. It's a broken process, but the real brokeness is in the parents who can't keep their child and the kid who doesn't have a home, so it's worth enduring the rest of the shit for sure.

Yeah it’s definitely unseemly. I had assumed you were mostly dealing with state agencies or at least nonprofits but I was wrong. Thanks for the Ts and Ps, everyone.
