Our house is 20 years old in the suburbs but prices seem to keep going up because of the growth in Atlanta and we are in a decent school district.
 
we live out in the country, but only about 15 minutes from downtown but in a mini development of 4 houses with 2 more planned. we bought the second house they sold and paid about $20k under asking since it had sat on the market for over a year (very overpriced, and they had already reduced the price about $50k from original listing). the 2 newer houses have recently sold after only a few months on the market and they're similarly appointed but smaller and each has sold for about $50k more than we paid. pretty shocked by that especially if you were to look at the comps.

The difference in the 2015-2016 market and the 2018-2019 market is fucking bananas. Right now, we're kind of in a mini-bubble.
 
There was a near bubble here in late 18 and into early this year. It's starting to slow down a little. It basically had to.
