Official Wake Campus Development Thread

Any kind of rail would be massively expensive and would go bankrupt in no time even if you charged high fares. I agree you need some sort of means of getting to and from campus from there though. Getting some housing in, so there are actually people there other than when there's a WF game, is key.

Right now there really isn't anything that puts a large number of people in that area for many hours in the day, and nearly everyday. That has to change for such development to be viable. The bedrooms in the proposed mixed use development will help. Will they be enough? Doubtful.

Seven Wake football games, 18ish basketball games plus a few fair days won't do it either.

Success will require something commercial/industrial/residential that puts a lot of people in the area daily. I don't know what that would be.
 
Any sort of kids museum needed in Winston? Anything that might attract school field trips to that part of town?
 
Ways to transport people to establish the best game day experience in America:

Monorail
Bus
Tram
SF style cable car

Horse and buggy - there are not many historical sights to see, unfortunately. Although Elizabeth's pizza is legendary.

WFU President's Office and administrators not actually working, massive golf carts.

Uber.
 
For all the jokes about a monorail over the years, a monorail, tram, or some other efficient every 5-10 minute transportation is necessary to turn that space into more than a satellite campus. Without that, it's another failed project.

They really ought to build a golf course if the site is big enough.

...Carter and Front Street were selected because of their relevant mixed-use project experience and success, as well as their approach to development adjacent to universities and within similar communities.

Wake Forest said its “emerging vision” for development is consistent with the 2015 North-Central Winston-Salem Area Plan Update and the 2020 Airport/Whitaker Park Plan, “both of which outline the desire for a mixed-use district along Deacon Boulevard and Baity Street.”

“This part of our city to the east of Wake Forest’s Reynolda Campus presents numerous opportunities for business, residential and retail spaces,” university President Susan Wente said in a statement...

...Wake Forest touted that the proposed redevelopment area already has more than 750,000 patrons annually for events at the adjacent and nearby athletics and entertainment venues that include non-university offerings such as concerts, Carolina Classic Fair, Winston-Salem Thunderbirds and the ATP Winston-Salem Open.

“There is enormous potential for investment in this area, which would not only bolster our goal of providing the Best Fan Experience in North Carolina, but also create year-round opportunities to gather and build community,” Wake Forest athletics director John Currie said.
“Which, in turn, will help attract even more major event opportunities.”

The redevelopment proposal may face similar economic challenges at 2009-10 given the erratic economy and concerns about how attractive would retail and restaurants be in the area on off-event times...

...Between a major job cut announced in 2003 and the closing of [RJR's] Whitaker Park manufacturing plant in 2011, at least 400 production workers left employment with a severance package and another 580 employees were shifted to the 2-million-square-foot Tobaccoville plant.

Reynolds made at least 17 job-cut announcements from 1983 to 2011 alone, going from 15,500 full-time local workers to 2,630. The most current Reynolds employee count in Forsyth County is between 2,000 and 2,300, the bulk of which is in Tobaccoville.

Ray Collins, with Collins Commercial Properties of Winston-Salem, has said the Deacon Boulevard area is somewhat of a tough market for attracting diners.

He said the area is not close to a lot of homes, where people can go around the corner for a bite to eat, nor is it a Hanes Mall Boulevard-type area that is a magnet for people seven days a week...
 
178 acres is definitely enough fir a golf course but you might need to relocate the stadium and coliseum.
