yes I have been there many times it is beautiful and temperate and that makes it desirable and drives up housing costs.
But do you not believe that Californians enjoy a higher standard of living in terms of services and infrastructure than Texas and Tennessee? Is there not more growth (as shown by your graphs)? Better health care, education, etc?
