affordability and diversity follow from each other, imo, outside of a handful of wealthy exurbs in northern california and the tri-state area

This is a good question. I went with:
-Weather
-Proximity to Mountains/Beach
-Good Public Schools
-Dining
-Arts
-Politics

That's only $80 so give me $20 worth of public transit/walkability?
 
I don't mind diversity or public transit, but I don't get wanting to pay for either
 
the thought of getting a new car with the new interest rates is a bit terrifying.

Don’t quite understand this. You have your car budget, you include the interest rate in the budget, you go pick out a car within the budget you set. It’s not a haunted house.
