it was tiny and surrounded by cement when i saw it in august..

looking at a map now, maybe i was just on the cherry creek side of things, looked like this:

That's Cherry Creek; on the west side of town the South Platte River flows....not navigable by motorized boat, but you can probably float most of it at certain flows.

My wife and I are already trying to figure out how to eventually creatively expand our home and keep the 2.5% fixed 30 year rate forever. Other than adding a 3rd story, which she insists would "not fit with the neighborhood", I don't see what we could do.

Out of curiosity, what do you need the expanded space for?

In Denver, popping the top is like $3-400/sq foot, but you see a lot of people doing it in the older neighborhoods because the lots are small (<=6000 sqft) and it's still more economical than a scrape and rebuild. You've also got to factor another $1-200/sq foot to renovate the main floor when you pop the top.

It's the sports equivalent of a tolerance break. Get a few months to dial it back and then it hits hard.

but there is that lull between when football starts and when basketball starts where you're jonesing like "what sports am I supposed to watch on a Tuesday night??"
 
Here's a question: what U.S. cities have the best 4 seasons combined (i.e. actually has all 4 seasons with no brutal/bad ones). Places like Hawaii or SoCal are pretty much auto-DQ as they don't have seasons. After a minimal amount of thinking, I think the answer may be Asheville, NC. Amazing springs/falls, very tolerable summers (and can always escape to more elevation), and mild but somewhat snowy winters. Maybe a bit too much rain for some, but that's my answer.

Other contenders?
I'd suggest Oregon cities, like Corvalis, and Eugene, would probably rank high on this list.

I mean if I had children I'd be buying land in detroit or somewhere because of global warming.
 
I hate big cities. Give me 10+ acres of forest in the middle of nowhere anywhere in the US and I'd be happier.
